The London borough of Croydon has the most affordable gardens in London, according to a new study.
The study, by garden furniture retailer White Stores, found that the lowest average cost of private outdoor space per square meter was in the London borough of Croydon, at £1,582.
Bromley and Bexley follow, with the average garden cost per square meter being £1,614 and £1,709 respectively, with the Royal Borough of Kensington and Chelsea ranked last at £12,252.
Emily Musk, buyer at White Stores, said private outdoor spaces are essential when homeowning.
She said: “Access to a garden is a non-negotiable for most people when buying a home, but it’s unlikely they are aware of the actual value of the land.
“Whatever you pay for it, the desire for outdoor space is universal, and making that space your own is one of the real joys of homeownership.”
Despite topping the London rankings, Croydon is only 292nd out of all 340 local authorities in the UK, while the UK’s top 24 most expensive local authorities for garden space are all in London.
The cheapest gardens in Britain are in Na h-Eileanan Siar, also known as the Outer Hebrides, where each square metre of outdoor space costs just £135, a full £100 less than the next cheapest in the list, Argyll and Bute.
The study used the latest house price data from the Land Registry, and private outdoor space data from Ordnance Survey.
Each local authority’s average house price as of data released on January 21, 2026, was divided by its average private outdoor space in square metres, to reveal the average cost per square metre.
For example, despite having the largest average private outdoor space at 331.1 square metres, Bromley only comes in second place, with it having a higher average house price at £534,443.
